Do I have to build with a particular builder?
No you don’t have to build with a particular builder you can choose whomever you wish.
Are there design guidelines on the land?
There are design guidelines at each of our projects. Design guidelines encourage a quality streetscape that is sympathetic to its setting and in keeping with the theme of the development. Link to design guidelines page
What is the difference between covenants & design guidelines?
The Restrictive Covenants set out the various restrictions that homeowners are contractually obligated to adhere to for the benefit of the other landowners. These restrictive covenants will exist on the title of the land so that the quality of the development can be protected as land is re-sold over time. For example, to ensure maintenance of visually appealing streetscapes, a covenant may require that any vehicle, boat or machinery repairs shall be conducted within the confines of the garage. Other restrictive covenants will require owners to seek approval from LWP prior to construction of any buildings on the property including outbuildings. The Design Guidelines which are provided as part of the contract of sale outline the criteria by which any building plans will be assessed. This ensures that all of our developments present a high quality appearance in built form, landscaping and streetscapes. All homes must be designed in accordance with the Design Guidelines.
Do I have a time frame to build?
In most cases LWP requires that your home construction is at Roof Plate Height within 2 years from settlement.
Are there restrictions on building a shed/ patio/pergola?
The size of your patio / pergola is limited only to the amount of space you have available. Please refer to your local council for further information regarding lot zoning, open space requirements and building licence application details. The patio / pergola must be colour matched to the dwelling. You must first submit two (2) sets of plans to LWP for approval prior to submitting your application for a building licence to the appropriate local council.
When do I organise for my fencing & landscaping to be installed?
You will need to contact LWP (mygarden@lwpproperty.com.au) six weeks prior to the builder handover of your home, to allow time for arrangements to be made to install your fencing & landscaping for you.
Why purchase before title?
Purchasing before a title is issued means that you can buy now and pay later – allowing you to sell your current home, get your house plans organised and arrange your builder. It also means that you have locked in a purchase price at the current market rate and could mean that you will benefit from an appreciation of the value of the land between purchase and settlement.
